TERMS & CONDITIONS

• The Prices are firm once the villas are allocated.
  
  
• All payment should be done by demand draft or cheque ‘ Thuvvassery Square’ drawable at Calicut.
  
  
• The construction will start only after receiving, the first installment as per the payment condition.
  
  
• In case, Payments are not made as per agreement, the builder reserves the right to cancel the allotment.
  
  
• All measurements and specification given in the brochure are subject to minor variations. Variation/ alteration shall be at the discretion of the builder.
  
  
• The maintenance responsibility of the building shall rest with the owners of the society or association of owners which shall be formed in conformity with the kerala ownership Act of 1983.
  
  
• Electrical and water connection deposits is to be borne by the allotees.
  
  
• Statutory deposits, Building Tax, Sales Tax, Share of KWA / KSEB, Cable, Transformer cost is to be paid by the allotees.
  
  
• 1% of the total construction cost towards the labour welfare fund is to be borne by allotees.
  
  
• Once agreement is executed, cancellation  is not expected. In the event of cancellation the advance amount shall be refunded without any interest after finding an alternative buyer.
